1. Acceptance of Terms

By accessing and using the FindARoom platform ("FindARoom," "we," "our," or "us"), you accept and agree to be bound by the terms and provisions of these Terms of Service ("Terms"). Additionally, when using FindARoom's services, you shall be subject to any posted guidelines or rules applicable to such services.

2. Description of Service

FindARoom is a digital platform that connects University of Cape Coast (UCC) students with available hostel accommodations in the Cape Coast area. FindARoom serves as an intermediary that facilitates connections between students seeking accommodation and hostel owners or managers offering rooms for rent.

Our services include: property listings, viewing appointment scheduling, user verification, inquiry management, and a reporting system for issues or discrepancies.

3. User Eligibility

FindARoom is designed exclusively for the UCC community. To use our platform, you must meet the following eligibility requirements:

• Student Users: You must be a current student, newly admitted student, or prospective student of the University of Cape Coast.
• Hostel Owners/Managers: You must be a legitimate hostel owner or authorized manager with legal rights to offer accommodation within the Cape Coast area.
• Age Requirement: You must be at least 18 years of age or the age of majority in your jurisdiction.
• Legal Capacity: You must have the legal capacity to enter into binding agreements.

We reserve the right to verify your eligibility at any time. Providing false information may result in immediate account termination.

4. Account Registration and Verification

To access certain features of FindARoom, you must create an account. When registering, you agree to provide accurate, current, and complete information about yourself. You are responsible for maintaining the confidentiality of your account credentials and for all activities that occur under your account.

Student users may be required to verify their student status through official university documentation. Hostel managers must provide business registration or ownership verification. We reserve the right to suspend or terminate accounts that cannot be verified.

5. Hostel Listings and Information Accuracy

Hostel owners and managers are solely responsible for the accuracy, completeness, and currency of their listings. Each listing must include:

• Accurate location information
• Current pricing (monthly rent)
• Accurate room availability status
• Authentic photographs of the property
• True representation of amenities and facilities

Students are encouraged to verify information during viewings. If a listing does not match its description, students should use our "Report Issue" feature to notify us.

6. Viewing Appointments

FindARoom facilitates viewing appointments between students and hostel management. When you schedule a viewing through our platform, you agree to:

• Attend your scheduled appointment or provide at least 24 hours notice of cancellation
• Be respectful and professional during all interactions
• Not use viewing appointments for purposes other than property evaluation

Repeated no-shows or last-minute cancellations may result in account restrictions.

7. Prohibited Conduct

You agree not to engage in any of the following prohibited activities:

• Providing false or misleading identification or credentials
• Creating fraudulent listings or fake property information
• Using the platform for any illegal purpose
• Harassing, threatening, or abusing other users
• Posting inappropriate, offensive, or harmful content
• Attempting to circumvent our verification processes
• Using the platform to facilitate off-platform transactions intended to avoid our fees (if applicable)
• Spamming or sending unsolicited communications to other users
• Attempting to gain unauthorized access to our systems or other users' accounts

Violation of these prohibitions may result in immediate account termination without refund.

8. User-Generated Content

You are solely responsible for any content you submit, post, or display on FindARoom, including listings, photographs, messages, and reviews. By submitting content, you represent and warrant that:

• You own or have the right to use the content
• The content does not infringe any third-party rights
• The content is accurate and not misleading

We reserve the right to remove any content that violates these Terms at our sole discretion.

9. FindARoom's Role and Limitation of Liability

FindARoom acts as a platform intermediary that facilitates connections between students and hostel management. We do not own, manage, or operate any hostel properties listed on our platform.

While we verify basic listing information and user credentials, we cannot guarantee the accuracy of all listings or the conduct of users. The final accommodation agreement is solely between the student and the hostel owner/manager.

FindARoom shall not be liable for any disputes, claims, damages, or losses arising from:

• Any agreement or arrangement made between users outside our platform
• Misrepresentation of listings by hostel owners
• Failure of students to conduct proper due diligence
• Any damages resulting from accommodations obtained through the platform
• Any illegal or unauthorized activities by users

10. Payment Terms

Currently, FindARoom provides its core services free of charge to students. Hostel owners may be charged a fee for listing properties or accessing premium features. Any applicable fees will be clearly communicated before purchase.

All payments are processed through secure third-party payment processors. By making a payment, you agree to the terms and conditions of the payment processor.

11. Intellectual Property Rights

The FindARoom platform, including its design, text, graphics, logos, and all other content, is the exclusive property of FindARoom and is protected by copyright, trademark, and other intellectual property laws.

You may not copy, modify, distribute, sell, or lease any part of our platform without our prior written consent.

12. Termination

We reserve the right to terminate or suspend your account, access to our platform, or any services at any time, without prior notice or liability, for any reason, including but not limited to:

• Violation of these Terms
• Fraudulent or illegal activity
• Non-payment of fees (if applicable)
• Harassment or abuse of other users
• Failure to maintain accurate account information

You may also terminate your account at any time by contacting us or using the account deletion feature in your profile settings.

13. Disclaimer of Warranties

The FindARoom platform is provided on an "as is" and "as available" basis. We make no representations or warranties of any kind, express or implied, regarding:

• The accuracy, completeness, or reliability of any listings
• The quality, safety, or legality of any accommodations
• The conduct or character of any users
• The continuous availability of our platform

Your use of FindARoom is at your own risk.

14. Indemnification

You agree to indemnify, defend, and hold harmless FindARoom and its officers, directors, employees, and agents from and against any and all claims, damages, losses, liabilities, costs, or expenses (including reasonable legal fees) arising out of or relating to:

• Your use of the FindARoom platform
• Your violation of these Terms
• Your violation of any third-party rights
• Your user-generated content

15. Limitation of Liability

To the maximum extent permitted by law, FindARoom shall not be liable for any indirect, incidental, special, consequential, or punitive damages, including but not limited to:

• Loss of profits, data, or other intangible losses
• Damages resulting from use of or inability to use the platform
• Damages resulting from any transactions or interactions between users
• Damages resulting from unauthorized access to your account

Our total liability under these Terms shall not exceed the amount, if any, paid by you to FindARoom in the twelve (12) months preceding the claim.

16. Governing Law and Dispute Resolution

These Terms shall be governed by and construed in accordance with the laws of Ghana, without regard to its conflict of law provisions.

Any disputes arising from these Terms or your use of FindARoom shall first be attempted to be resolved through good-faith negotiation. If resolution cannot be reached, disputes shall be submitted to the exclusive jurisdiction of the courts of Ghana.

17. Changes to These Terms

We may modify these Terms at any time. We will provide notice of material changes by posting the updated Terms on our platform and updating the "Last Updated" date. Your continued use of FindARoom after such changes constitutes acceptance of the new Terms.

18. Severability

If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

19. Entire Agreement

These Terms, together with our Privacy Policy and any other legal notices published by FindARoom, constitute the entire agreement between you and FindARoom regarding your use of the platform.
